Section 8 / Housing Choice Voucher inspections in Greene County
Greene Metropolitan Housing Authority (GMHA) runs the Housing Choice Voucher program in Greene County. Fairborn and Beavercreek have a large rental stock near Wright-Patterson AFB, including older duplexes and 1950s–60s ranch homes where ungrounded outlets and aging water heaters are frequent HQS issues. The official HQS or NSPIRE inspection is done by the housing authority; ATK is independent and does not perform or replace it.
Services for Greene County landlords
- HQS pre-inspection – we walk the unit before the PHA inspection and give you a plain fix list.
- Failed-inspection help – bring us the deficiency list and we confirm repairs before you request the re-inspection.
- NSPIRE readiness – get ahead of HUD’s switch from HQS to NSPIRE.
For housing agencies and property managers
Agencies and owners of multiple units can contract ATK for HQS inspections or NSPIRE inspections under the protocol you specify, with Form HUD-52580 documentation when required.
NSPIRE inspections in Greene County
ATK does NSPIRE mock inspections and pre-inspections for public housing, HUD-assisted multifamily owners and HCV landlords in Xenia, Beavercreek, Fairborn and Yellow Springs. Voucher units in the county are inspected by the local housing authority (Greene Metropolitan Housing Authority for most of the county); under HUD's Notice PIH 2026-18, PHAs must use NSPIRE standards (NSPIRE-V) for voucher inspections by February 1, 2027. Ask your PHA which standard it uses now. ATK is independent and not affiliated with Greene Metropolitan Housing Authority or HUD.
Greene County has a mix of older housing in Xenia and Fairborn and newer multifamily near Beavercreek and Wright-Patterson. In older homes, deteriorated paint (pre-1978) and older electrical panels are common NSPIRE findings; in newer complexes, fire-labeled doors and GFCI protection are the items to check.
See the NSPIRE checklist for Ohio properties, life-threatening items, NSPIRE scoring and mock inspections.
